The last few listings I’ve had have really opened my eyes to how detrimental it can be for people to NOT use someone local as their Realtor. I talk a lot about buyers here but this is just as – if not even more – relevant for sellers, some of whom will surprisingly put their homes up for sale with out-of-Niagara agents. Sometimes they’re not even listed on the local (ie. Niagara & tons of other cities) Board, which means a massive pool of buyers can’t see the listing. Think of how that might impact an offer presentation day! (You’ve basically sawed off more than half your potential offers.) 🪚
And on the buying side, can you imagine your Realtor calling the listing agent to ask what THEY think the property should sell for? This happens when they don’t have access to local data…and would you take the word of the person representing the seller on how much you should offer? Yikes.
